What to know before work begins
Existing construction, access and the layers behind the finish determine the sequence and scope.
Plumbing, electrical, gas and HVACWhen a project includes work that requires a licensed trade, the appropriate specialist is engaged for that part of the scope.
Other limits
- Countertop templating and fabrication is done by the supplier. We coordinate the sequence around it rather than claim it.
- Appliance supply is yours unless the estimate says otherwise; connection of gas or hardwired appliances goes to the appropriate specialist.
- Structural alteration is not undertaken on the strength of a site visit. Anything load-bearing needs a design professional before it is priced.
- Conditions behind existing finishes cannot be priced before they are visible. What is found is written up as a change with its own price, not absorbed silently or invoiced afterwards.
- A kitchen is not started before the items with long lead times are confirmed. Beginning without them is how a room ends up unusable for a month waiting on a delivery.
- Where the customer’s preferred layout conflicts with what the services or the structure allow, that is said before design proceeds. If it cannot be resolved, the work is not taken on rather than built and disowned.

Who supplies each material is agreed for the project and recorded in the written estimate. We confirm purchasing responsibilities before work begins.
