Important boundaries.

Licensed specialistsWhere a job needs regulated electrical, plumbing or gas work, that part is carried out by the appropriate licensed specialist. Livanzh LLC coordinates it and identifies it in the written scope.

Service-specific limits

  • Countertop templating and fabrication is done by the supplier. We coordinate the sequence around it rather than claim it.
  • Appliance supply is yours unless the estimate says otherwise; connection of gas or hardwired appliances goes to the appropriate specialist.
  • Structural alteration is not undertaken on the strength of a site visit. Anything load-bearing needs a design professional before it is priced.
  • Conditions behind existing finishes cannot be priced before they are visible. What is found is written up as a change with its own price, not absorbed silently or invoiced afterwards.

Materials responsibility is agreed for each project and written into the scope. Livanzh LLC assesses the conditions, states inclusions and exclusions, and prices changes for approval before carrying them out.
