Typical work to discuss
The written estimate confirms what is included for your home.
Typical scope
- Determining if the wall is load-bearing
- Removing non-load-bearing partitions
- Patching the floor and ceiling where the wall was
If existing conditions require it
- Coordinating electrical and plumbing rerouting inside the wall
Optional or separate work
- Load-path alterations
Planning the opening between rooms
Describe the opening you want rather than assuming the entire wall can come out. Whether it carries loads or contains wiring, pipes or ducts must be established before removal is planned. Structural assessment and any required design or licensed work are separate considerations.
The visible opening is only part of the finish work. Removing a partition can leave gaps in flooring, ceiling finishes and trim. Matching the existing surfaces or continuing a new finish into the next room can lead to different scopes.
Include cabinets attached to the wall and nearby switches or outlets in the initial description. Existing drawings can help the discussion, but are not a substitute for checking the actual construction.
Helpful details for your estimate
A short description is enough to start. These details and photos are optional.
- A photo from each side of the wall and the approximate opening you have in mind.
- Any known pipes, vents, switches or cabinets on that wall.
- Whether you want to retain the existing flooring and ceiling finishes.
What to know before work begins
Plumbing, electrical, gas and HVACWhen a project includes work that requires a licensed trade, the appropriate specialist is engaged for that part of the scope.
Other limits
- Structural alteration is not undertaken on the strength of a site visit. Anything load-bearing needs a design professional before it is priced.
- A wall often hides supply runs, vents, and wiring. Relocating them is coordinated with licensed specialists and priced separately.
Do you provide materials?
Who supplies each material is agreed for the project and recorded in the written estimate. We confirm purchasing responsibilities before work begins.
Do I need photos to request an estimate?
No. Photos are optional, but they can help us understand the existing condition.
