Site visitsA site visit is normally needed before a final estimate. Nothing is charged up front. If you accept the estimate electronically the visit is free. If you do not, we invoice $50 for the visit 30 days after the estimate was provided. Full policy

Important boundaries.

Licensed specialistsWhere a job needs regulated electrical, plumbing or gas work, that part is carried out by the appropriate licensed specialist. Livanzh LLC coordinates it and identifies it in the written scope.

Service-specific limits

  • Structural alteration is not undertaken on the strength of a site visit. Anything load-bearing needs a design professional before it is priced.
  • Removing or altering a load-bearing wall, header or beam requires a design professional and the appropriate approval. We will not price it from a site visit.
  • Roof structure, foundations and exterior envelope framing are outside this scope.
  • Conditions behind existing finishes cannot be priced before they are visible. What is found is written up as a change with its own price, not absorbed silently or invoiced afterwards.

Materials responsibility is agreed for each project and written into the scope. Livanzh LLC assesses the conditions, states inclusions and exclusions, and prices changes for approval before carrying them out.
