The estimate for your property is the final scope. These groups show what is normal, conditional or separately priced.

Important boundaries.

Licensed specialistsWhere a job needs regulated electrical, plumbing or gas work, that part is carried out by the appropriate licensed specialist. Livanzh LLC coordinates it and identifies it in the written scope.

Service-specific limits

  • We do not install a floating or glued floor over a subfloor outside the manufacturer’s flatness tolerance. Most warranties are written against that tolerance, and the floor telegraphs the defect whether or not the warranty is claimed.
  • An exact match to an existing floor cannot be guaranteed. Batch, age and wear all differ, and we will show you the difference before committing.
  • Conditions behind existing finishes cannot be priced before they are visible. What is found is written up as a change with its own price, not absorbed silently or invoiced afterwards.
  • Asbestos-containing floor materials and their adhesives are not removed by us. Testing and abatement are separate and specialist.

Materials responsibility is agreed for each project and written into the scope. Livanzh LLC assesses the conditions, states inclusions and exclusions, and prices changes for approval before carrying them out.
