Licensed specialistsRegulated electrical, plumbing and gas work is coordinated with the appropriate licensed specialist for the project rather than performed under a license of our own.
Service-specific limits
- Conditions behind existing finishes cannot be priced before they are visible. What is found is written up as a change with its own price, not absorbed silently or invoiced afterwards.
- We do not tile over a shower base or wall assembly we have not seen waterproofed. If an existing surround has to stay, we will say what that limits.
- Mold remediation beyond the immediate area of the work is a separate specialty and is not folded into a bathroom scope.
Before work starts.
Materials responsibility is agreed for each project and written into the scope. Livanzh LLC assesses the conditions, states inclusions and exclusions, and prices changes for approval before carrying them out.
