One-time work, turnover repairs, inspection and reporting, and recurring service — arranged around access, approvals and documentation rather than around a single visit.

Site visitsA site visit is normally needed before a final estimate. Nothing is charged up front. If you accept the estimate electronically the visit is free. If you do not, we invoice $50 for the visit 30 days after the estimate was provided. Full policy

Licensed specialistsRegulated electrical, plumbing and gas work is coordinated with the appropriate licensed specialist for the project rather than performed under a license of our own.

Service-specific limits

  • We are not a 24-hour emergency call-out service and nobody is dispatched by the request form.
  • Tenant communication and legal notice are the owner or manager’s responsibility; we work to the access arrangements you confirm.
  • An inspection report describes what was visible on the day. It is not a survey, a valuation, or a code compliance certificate.

Materials responsibility is agreed for each project and written into the scope. Livanzh LLC assesses the conditions, states inclusions and exclusions, and prices changes for approval before carrying them out.
