Typical scope
- Condition walk-through with a written list
- Repairs, patching and painting
- Flooring repair or replacement
- Fixture and fitting replacement
- Walking the unit and agreeing the standard it is being returned to, so "make good" means something specific.
- Separating wear from damage in the written scope, because the distinction decides who pays.
- Sequencing so trades do not undo each other and the unit is ready on the date it is needed.
- Pricing the list before work begins, with anything found afterwards agreed before it is carried out.
- Finishes selected for how they will be cleaned and repaired between future tenancies, not only for how they look now.
- A completion walk against the agreed list, so handover is a check rather than an opinion.

What to know before work begins
Plumbing, electrical, gas and HVACWhen a project includes work that requires a licensed trade, the appropriate specialist is engaged for that part of the scope.
Other limits
- A turnover scope is agreed against the date the unit must be ready. Where a scope will not fit the window we will say so at the walk-through rather than partway through.
- Damage beyond ordinary wear is documented separately so it can be handled as a deposit matter.
- Work is carried through to the agreed result or to the standard the work requires - where those differ, the higher one governs, and where an item cannot be brought to either, that is reported instead of covered.
- Cosmetic covering of an active defect is not carried out. It returns during the next tenancy and costs more with a tenant in place.
Do you provide materials?
Who supplies each material is agreed for the project and recorded in the written estimate. We confirm purchasing responsibilities before work begins.
