- Identifying the existing covering and its adhesive before removal, including whether the assembly warrants testing before disturbance.
- Protecting adjoining rooms and controlling dust for the removal, not only for the installation.
- Assessing the exposed substrate as a defined step, with any correction priced before the new floor proceeds.
- Disposal of the removed material, stated in the estimate rather than added afterwards.
- Sequencing around fixtures, doors and trim so the room returns to use in a known order.

Planning removal and the finished edges
Identify both the floor coming out and the material you want to put down. How the old flooring is attached and what lies beneath it affect removal and preparation; those conditions may not be fully visible until the surface is opened.
Decide which rooms belong in the project and where the new floor should stop. Transitions, stairs, door clearances and baseboards can change the finish work around an otherwise simple room replacement.
Discuss furniture, access and whether the rooms will remain occupied during the work. The written estimate should identify removal, preparation, material responsibilities and the finishing details, with newly discovered repairs addressed separately before proceeding.

What to know before work begins
Plumbing, electrical, gas and HVACWhen a project includes work that requires a licensed trade, the appropriate specialist is engaged for that part of the scope.
Other limits
- Floor coverings and adhesives from certain periods may contain asbestos. Where that is possible, work stops until it is tested, and abatement is not something we perform.
- What is under the floor is unknown until it is up, and the estimate says so before it says a number.
- What is under an old floor cannot be fully known until it is up. The estimate states which conditions would change the price and by how much, and anything additional is agreed before it is carried out - never presented afterwards.
- Materials that may contain asbestos or lead are not disturbed as part of this work. Testing and licensed abatement come first, and they are separate.

Who supplies each material is agreed for the project and recorded in the written estimate. We confirm purchasing responsibilities before work begins.
