- Finish selected for the traffic and the return-to-use timing the household actually needs.
- Board replacement and weaving-in where damage is local, matched by grain and cut rather than by name alone.

What to know before work begins
Plumbing, electrical, gas and HVACWhen a project includes work that requires a licensed trade, the appropriate specialist is engaged for that part of the scope.
Other limits
- A floor sanded to the limit of its wear layer cannot be sanded again. We measure before recommending it.
- Stain color varies with species, age and grain. A sample on your floor is the only reliable preview.
- A floor with insufficient wear layer is not sanded. Doing so exposes fasteners and ends the floor’s life early, so the honest answer is replacement or a different approach.
- Color matching between new and existing boards is stated as a range before work begins, never as a promise. Wood ages by light and air, and a perfect match to an aged floor is not achievable.

Who supplies each material is agreed for the project and recorded in the written estimate. We confirm purchasing responsibilities before work begins.
