How we work

What happens after you contact us.

First we check the address and the work. If it looks like a fit, someone comes out to see the conditions, and from that we write the scope. Then it gets scheduled, and at the end it is closed out against that same record.

Five phases, twelve steps.

Five stages connected in sequence: an incoming request, a room being assessed with its conditions marked, an agreed written scope, the room under protection with work scheduled, and the finished room handed back with the paperwork closed.
  1. Phase 01Before we quoteLivanzh LLC confirms fit, service area and the conditions an estimate must reflect.
    1. Request and initial qualification

      The work and address are checked for fit.

      The request establishes the work, the address and the conditions an estimate would need to reflect. Livanzh LLC says early when the work belongs to another trade.

    2. Site assessment

      Visible conditions replace assumptions.

      A site assessment is normally required because conditions behind existing finishes cannot be priced from a description. If a visit is not needed, Livanzh LLC says so. The current visit fee and timing policy is published before anything is scheduled.

  2. Phase 02Agreeing the scopeThe scope, exclusions, materials responsibility, price and acceptance are recorded before work starts.
    1. Scope and estimate preparation

      Inclusions, exclusions and dependencies are written down.

      Livanzh LLC writes what is included, what is excluded and what depends on conditions found after work starts. The estimate connects the price to that scope.

    2. Electronic acceptance

      Acceptance identifies the agreed estimate version and date.

      The customer confirms the estimate electronically. That confirmation records what was agreed and provides the reference for closeout.

    3. Contract, payment and material terms

      Payment and materials responsibility are agreed for the project.

      Payment terms are set per project. We do not force every job onto one schedule. The same written record says who supplies each material.

  3. Phase 03Getting readyDates, access and licensed-specialist responsibilities are confirmed before the workday.
    1. Scheduling

      Dates reflect access, occupancy and specialist availability.

      Scheduling follows scope acceptance. Occupancy, tenant notice, access, commercial operating hours and specialist availability all affect a workable date.

    2. Livanzh LLC and specialist coordination

      The estimate identifies Livanzh LLC work and regulated specialist work.

      Livanzh LLC identifies regulated work and coordinates the appropriate licensed specialist when the agreed project requires one. Livanzh LLC does not claim to hold every license.

  4. Phase 04During the workLivanzh LLC follows the agreed scope and prices any necessary change before proceeding.
    1. Work execution

      The agreed scope remains the reference for work on site.

      Livanzh LLC uses the approved scope to guide the work and the project record.

    2. Concealed conditions and written changes

      A change is priced and approved before the changed work begins.

      A concealed condition becomes a change with its own scope and its own price. You approve it before that work happens — it does not turn up as an unexplained charge afterwards.

    3. Inspections and permits

      Permit and inspection requirements are established for the project.

      Requirements depend on the scope and the municipality. Livanzh LLC works them out for your specific project instead of making a blanket claim.

  5. Phase 05FinishingThe completed work is checked against the scope and project-specific closeout terms.
    1. Final payment and closeout

      The finished work is walked through against the agreed scope.

      The written scope provides the closeout checklist and the record for final payment.

    2. Warranty terms

      Any warranty terms are specific to the project agreement.

      Any warranty terms are written into the project agreement. Livanzh LLC does not publish a blanket guarantee for unlike scopes.
