Typical work to discuss

The written estimate confirms what is included for your home.

Typical scope

  • Locating the friction between subfloor, joists, and bridging
  • Fastening the subfloor securely to the framing

If existing conditions require it

  • Adding bridging or blocking to stiffen the structure
  • Removing finished flooring to access the subfloor

Optional or separate work

  • Addressing joist movement or settlement

Describing a noisy or moving floor

A squeak and a visibly moving floor are not necessarily the same problem. Note where the sound occurs, whether the surface moves underfoot and whether the concern is confined to one spot or extends across the room. Noise alone does not establish the cause.

Access from an unfinished space below may allow a different repair approach than a floor above a finished ceiling. The existing floor covering also affects how the area can be inspected and what finish repairs might follow.

Soft areas, visible sagging, moisture or recurring movement need assessment before a cosmetic repair is selected. The estimate should distinguish the identified repair from any additional investigation or structural work that may be needed.

Helpful details for your estimate

A short description is enough to start. These details and photos are optional.

  • The room and location where you notice the noise or movement.
  • The current flooring material and whether there is access from below.
  • Any recent change, water incident or previous repair you know about.

What to know before work begins

Plumbing, electrical, gas and HVACWhen a project includes work that requires a licensed trade, the appropriate specialist is engaged for that part of the scope.

Other limits

  • While minor squeaks can sometimes be reduced from the surface, a permanent repair typically requires access to the subfloor or the framing underneath.
  • Squeaks caused by fundamental structural deflection require stiffening the floor system, which is a framing scope rather than a flooring repair.

Do you provide materials?

Who supplies each material is agreed for the project and recorded in the written estimate. We confirm purchasing responsibilities before work begins.

Do I need photos to request an estimate?

No. Photos are optional, but they can help us understand the existing condition.
