Occupied Unit and Tenant Repairs

Work in a home somebody is living in, which is a different job from the same work in an empty one.

Site visitsA site visit is normally needed before a final estimate. Nothing is charged up front. If you accept the estimate electronically the visit is free. If you do not, we invoice $50 for the visit 30 days after the estimate was provided. Full policy

What this work usually includes.

The estimate for your property is the final scope. These groups show what is normal, conditional or separately priced.

Usually included

  • Access arranged through the owner or manager
  • Containment and dust control appropriate to an occupied space
  • Daily clean-down and safe leaving state

  • Phasing across several visits

Important boundaries.

Licensed specialistsWhere a job needs regulated electrical, plumbing or gas work, that part is carried out by the appropriate licensed specialist. Livanzh LLC coordinates it and identifies it in the written scope.

Service-specific limits

  • Notice and permission to enter are the owner or manager’s responsibility. We attend on confirmed arrangements.
  • An occupied unit takes longer for the same scope, and an estimate that ignores that is not an estimate.

Before work starts.

Materials responsibility is agreed for each project and written into the scope. Livanzh LLC assesses the conditions, states inclusions and exclusions, and prices changes for approval before carrying them out.
