- Grouping items so the work is done in one visit where possible rather than several.
- A stated completion point for the list, so the job has an end both sides recognize.

What to know before work begins
Plumbing, electrical, gas and HVACWhen a project includes work that requires a licensed trade, the appropriate specialist is engaged for that part of the scope.
Other limits
- A punch list is a defined set of items, not an open-ended day. Additions are agreed and priced rather than absorbed.
- Regulated electrical, plumbing and gas work is coordinated with the appropriate licensed specialist for the project rather than performed under a license of our own.
- An item that turns out to be a symptom of a larger problem is reported, not patched. A patch over a live cause is a repeat visit at the customer’s expense.
- Work requiring a licensed trade is identified and handed to it rather than absorbed into the list.
Do you provide materials?
Who supplies each material is agreed for the project and recorded in the written estimate. We confirm purchasing responsibilities before work begins.
Do I need photos to request an estimate?
No. Photos are optional, but they can help us understand the existing condition.
