Typical scope
- Walk-through against an agreed checklist
- Written report with photographs
- Condition notes room by room
- Recommendations separated from observations
- Recording observations against location and element, so an item can be found again by someone who was not there.
- Separating what was seen from what it may indicate, since the two are different claims and only one is an observation.
- Photographing conditions with enough context to identify the position later.
- Noting where a condition could not be assessed and why, rather than leaving the absence unexplained.
- Grouping findings by urgency so the report supports a decision instead of only listing faults.
- A written output that stands on its own, whether it becomes a scope of work, a negotiating position or a record for the file.

What to know before work begins
Existing construction, access and the layers behind the finish determine the sequence and scope.
Plumbing, electrical, gas and HVACWhen a project includes work that requires a licensed trade, the appropriate specialist is engaged for that part of the scope.
Other limits
- A report describes what was visible on the day. It is not a survey, a valuation, a code compliance certificate or a warranty.
- Nothing is opened up or dismantled during an inspection unless that is separately agreed.
- A visual inspection is not a survey. Anything requiring opening up, testing or a licensed discipline is identified as such rather than estimated from the surface.
- Findings are reported as they are, including when they are inconvenient for the outcome someone is hoping for. A report shaped to a preferred conclusion is worth nothing to the person relying on it.
Do you provide materials?
Who supplies each material is agreed for the project and recorded in the written estimate. We confirm purchasing responsibilities before work begins.
Do I need photos to request an estimate?
No. Photos are optional, but they can help us understand the existing condition.
