Trim, Baseboard and Molding Painting

What this work usually includes.

The estimate for your property is the final scope. These groups show what is normal, conditional or separately priced.

Usually included

  • Testing the existing finish before recoating, because an oil-based original under a water-based coat is the most common cause of peeling trim.
  • Degreasing and de-glossing rather than relying on a bonding primer to do both jobs.
  • Filling and re-caulking open joints so movement does not reopen them through the finish.
  • Sanding between coats on profiles where dust and nibs are most visible.
  • Cut lines to wall and floor agreed, and kept consistent along the whole run.
  • Return-to-use timing stated, since trim is handled and knocked before it is fully cured.

Important boundaries.

Licensed specialistsWhere a job needs regulated electrical, plumbing or gas work, that part is carried out by the appropriate licensed specialist. Livanzh LLC coordinates it and identifies it in the written scope.

Service-specific limits

  • Trim with a failing existing finish is stripped or fully prepared rather than recoated. Painting over a failure repeats it and the new coat is blamed.
  • Where preparation to the standard the finish requires is declined, the work is not carried out — the result would be attributed to the painting.

Materials responsibility is agreed for each project and written into the scope. Livanzh LLC assesses the conditions, states inclusions and exclusions, and prices changes for approval before carrying them out.
