Who we serve

Property Managers and Landlords

Work orders, access, approval thresholds, documentation and turnaround dates — the parts of the job that decide whether a contractor is worth using twice.

What usually goes wrong.

Named plainly, because a page that will not say what goes wrong is not credible about preventing it.

  • A unit not being ready for the date it has to be ready
  • Chasing a contractor for what was actually done and when
  • Access and tenant notice being handled badly
  • Approvals needed for small items slowing everything down
  • No written record when a deposit dispute arrives

What we need from you.

An estimate is only as accurate as what it was based on. These are the things that change the answer.

  • The unit address and the date it needs to be ready
  • Who arranges access, and whether the unit is occupied
  • The approval threshold below which we should just proceed
  • What documentation you need at completion
  • Whether this is a one-off or the start of a recurring arrangement

None of this has to be complete before you get in touch. If you do not know something, say so — that is itself useful information about what the assessment needs to establish.

The sequence does not change.

Assess, write the scope down, agree it, do the work, document what changes. The difference between clients is what the documentation has to satisfy, not whether it exists.

Start with the work you have in mind.
