Brighton’s Building and Planning unit handles residential renovation permits. Its application page includes residential remodeling and interior demolition. Applications submitted after December 31, 2025, must meet the 2025 New York code editions. The town publishes a useful kitchen and bath distinction. A same-location update may avoid a permit when fixtures, cabinets, and plumbing stay in place. Moving plumbing or changing the wall layout can require one. Window scope also matters. Brighton says a permit can be required when more than half of a building’s windows are replaced. Resizing an opening may add structural documentation and Architectural Review Board review. Street-visible changes can reach the same board. A mapped Environmental Protection Overlay District may add Planning Board review. A useful first call should describe the existing layout and every planned opening change. It should also identify exterior work. That gives the department enough information to flag permit, architectural, or overlay review before materials are ordered.
